Wetheral Parish Council has become aware of concerns circulating on social media regarding a proposed Gladman housing development in Scotby, and is issuing the following information to try and prevent the dissemination of inaccurate information which is causing distress to local residents, and also to give some clarity as to the planning process.

The Parish Council was recently contacted by the developer, which is currently preparing a planning application for up to 90 homes on land at Rookery Park, Scotby. The Council was informed that the developer would be carrying out a public consultation, detailing the proposals to the community and inviting feedback from residents. There have been comments made on social media that there is a deadline of 30th October for the developer to receive feedback from residents. The Parish Council is not aware of any such deadline, but has contacted the developer to request clarification. A meeting has been arranged between Parish Council representatives and the developer, in order to discuss the proposals. This will give Councillors the opportunity to ask questions and raise concerns with the developer prior to any planning application being submitted.

The Parish Council must stress that, at this stage, no planning application has been submitted by the developer and the proposal is still in a consultation phase. If an application is made, it will be Carlisle City Council which ultimately makes the decision as to whether or not the development is approved. Wetheral Parish Council is a statutory consultee and will be invited to make comments or objections, but it is not involved in the decision-making process. Upon receipt of any application, as with all planning applications within Wetheral Parish, the Parish Council's planning committee will discuss the application, taking into account its impact on the immediate environment and community, before submitting comments to Carlisle City Council. The planning agenda will be available on Wetheral Parish Council's website, and all meetings of the planning committee have a public participation section where time is allocated for residents to make comments relating to the application. Residents' views will be taken into account by the planning committee during the committee's discussion of the application.
